The most important takeaway

A report you can
actually use.

You shouldn't need to be a home inspector to understand your home inspection.

  1. 01

    See what needs attention.

A summary sorts every finding into three levels, highest priority first.

  2. 02

    Understand the "why."

Plain-language explanations put each finding in context, with photos.

  3. 03

    Leave with a next step.

Talk through the report with your inspector, questions and all.

Summary

3 findings
Severity: Level I Level II Level III
Electrical · Level INo GFCI protection at the exterior receptacleSafety hazard

What we sawThe receptacle on the rear deck is not GFCI-protected and the cover is missing.

Why it mattersOutdoor outlets see moisture; GFCI protection is what trips before a shock does.

RecommendationHave a licensed electrician add GFCI protection and a weather-rated cover.

Roof & Exterior · Level IIDownspout discharges at the foundationMarginal

What we sawThe northeast downspout ends within a foot of the foundation wall.

Why it mattersWater collecting beside the house is the number-one driver of basement moisture on the Front Range.

RecommendationExtend the discharge at least six feet from the foundation and confirm the grade slopes away.

Heating & Cooling · Level IIIFurnace filter overdueMaintenance

What we sawThe furnace air filter is heavily loaded with dust.

Why it mattersA clogged filter restricts airflow and shortens the life of the blower.

RecommendationReplace the filter to the manufacturer's size and rating; check it seasonally.

Please do. Join the walkthrough to see the findings firsthand and ask questions. We'll coordinate the best time when we schedule.

When will I get my report?

Your home inspection report is delivered the same day. Radon results follow the 48-hour test; sewer scope video is shared with the report.

They're optional add-ons you can select here or in the scheduler. Your estimate updates as you add them.

Do you inspect homes in my area?

Evergreen, Conifer, Golden, Morrison, Bailey, Idaho Springs, and the greater Denver metro. For a mountain property farther afield, call with the address so we can confirm.
